Doesnt work for me. Did the usual USB Debugging set the device usb to MTP mode not mass storage. I dont want to do a Wipe/Facture Default as this will kill all my settings. I failed all 4 attempts by the razer-utlilty even though it says "exploit complete" I still do NOT have root, I verified this using another app. Any Ideas?

If you tried to remove the Smartactions update and failed, then most likely you will need to wipe and its easiest to use Matts JB utility to start. You can try Option 2 in the utility which does not wipe, however, if smartactions has the update the exploit will fail. and you will need Option 1 with a wipe

I didnt mess with the stock SmartActions app, I followed instuctions to hit the getting started section.

well that may be your problem, the exploit is thru smartactions and if its been updated the exploit wont work.

So then I guess I have to either re-flash the phone or do Wipe/Reset Function? If so where can I get the RAZR MAXX OTA leak?

Most likely you need to use Matts JB utility with Option 1

I understand it'll work on 4.1 but will it work for 4.1.2? Thank you in advanced.

im getting "permission denied" and "cannot create" errors through all steps. just did factory reset prior to root attempt. does this not work for doid boinic with 4.1.2? ive seen users posting on this thread with bionics so i assumed it works for bionic too.

K, I'm at a loss here guys. I've never been unable to get a root method to work on ANY of my devices.....but now I need help.
At first I was getting chmod errors thrown at me during Phase 3 (just like earlier posters). Reflashed JB OTA via Matts utility. Skipping all setup steps on boot I enabled USB debugging, set USB mode to MTP, fired up Matts utility, ran the root exploit...BAM! All 4 phases completed without error.
"Success!!!!" I scream.
Then I fire up root checker, and my face falls: no root. Not even a smidgeon (although the SU app is installed).
I'm at a loss. Trying another factory reset as we speak on the off chance something went wrong in the last attempt, but if that fails I'm fresh out of ideas...

I feel really stupid, not going to lie... I followed all the steps given and it just shows me about a million, " 'adb' is not recognized as an internal command, opreable program or batch file. Can anyone help me out?
