P.S. I have not forgotten about essential. It's coming as soon as I get some time to parse the HTML that I now have access to. The morons added factory and OTA images to the same page so I want to be smart about it if I can but we'll see how that goes. Meaning not loading the same 2 webpages twice if you change your mind and switch to OTA after selecting factory, as an example. That might be an enhancement going forward so I may just brute force it and screw your data caps.

I took a nice nap today after getting home.
I think I'm going to do more than a few things to get this working right.
First off, I'm going to clean flash Pie, go through set up without adding any accounts, then test the ßeta OTA install.
Next, I'm going to install the Q Factory image and see how that goes - if it is bootable or not.
In doing all of this I am not going to flash Magisk at all, so we can see how well this works just with normal phones and normal installs.
Also testing other things, like connectivity as well as how the phone needs to be booted in order to work....

Awesome. I'm heading to bed soon but I'll check periodically from my phone to check on your progress while I relax after that test.

Mother f%$kity f%$k f%$k - https://developer.an.../platform-tools shows the latest platform-tools revision is 28.0.1, but you actually download 28.0.2 - which were compiled a month ago and released just before Q.
My own copy was still the 28.0.1 - wonder if that is why I was having issues with flash_all and Q (minor issues, but still).
No, I know it has nothing to do with HoG - in fact, exploring what was in %APPDATA\HouseOfGoogle is what led me to notice the different time stamps between your DLd platform-tools and mine.
Don't know how I missed the time stamps being newer, as HoG should have been pulling the same version every time Ive been testing. But, at least I noticed it now.

Wait what are you saying? I only see 28.0.1 on their site you're saying there's a newer one somewhere? And the HoG isn't downloading it? if you whack the TOOLS dir what does it give you?

Oh, I let 0.0.9.8 install where it wanted to, instead of forcing i to D:\.
Also, if someone plugs in the device but is not fast enough to catch the prompt on their device when adb server starts and they need to approve the adb connection, which means they need to restart HoG. Anyway to add a 'recheck' feature?

No, what I am saying is that they have not provided the information for 28.0.2 but you're actually downloading 28.0.2 (I just verified by downloading it myself).
Previously I would go to the site, see that changelog only goes through 28.0.1 and not download, thinking I already had it.
Read what I wrote - nothing to see here, move along - HoG is working exactly as anticipated, and it alerted me to a goof on Google's part, not updating the changelog on that page but offering a new version (almost silently, if you will).

It's supposed to recheck when you hit the magic button. The check at the beginning is just to allow auto selecting s*** for you and isn't consequential to anything really. But the magic button will always look for fastboot or adb.

Gotchya. I thought you were saying the HoG was misbehaving. Remember, I just took a test and am bloody eye tired so...

Houston, we have a problem.
If the device is not detected when starting HoG, then the only choices I have to DL are Factory and OTA, no ßeta choice is given to me.
But I see after selecting device that there is a ßeta choice in Version. That should cover it. Except you have to pre-select which ßeta version you want - because otherwise, if you select Factory, and then select ßeta you get the ßeta factory image.
That could possibly be a problem with folks who don't know what is going on.

Lol@ No worries, man.

NM - I see what the issue is now - the difference is in where you put ßeta in 0.0.9.7 versus 0.0.9.8 - Now you've permanently moved it to VERSION.
So, no problem. And truthfully, this way makes much more sense.

Nothing to be sorry about - this way works much, much better. You have to go in knowing whether you're going to use a factory image or an OTA, and select the version after device selection / automatic device population.
I like it a lot better than the previous setup, for sure.
